CrawlSpaceCostCalculator.com is published by Jan Friederichs. I built it after watching too many homeowners get a single crawl space quote with no way to tell whether $4,000 or $14,000 was the right number for their house.
Contractor quotes for the same scope of work swing wildly by region, and most online "average cost" pages give one national figure that is useless in both Mississippi and California. So the calculator does the thing those pages don't: it applies a state-level labor index to a transparent baseline, shows the itemized math, and lets you check the assumptions yourself.
Nothing here is gated. There is no sign-up, and the full 50-state dataset is available as a CSV under a CC BY 4.0 license.
How the numbers are calculated
Every figure on this site comes from one model. There is no hand-typed "average cost" anywhere.
The baseline job
The reference project is a 1,500 sq ft crawl space, standard height, dry condition, with a 12-mil vapor barrier and a commercial dehumidifier. At national baseline rates that is:

The state adjustment
That subtotal is multiplied by a state construction-labor index derived from U.S. Bureau of Labor Statistics construction wage data, expressed relative to a national baseline of 1.00. The multipliers run from 0.82× in Mississippi to 1.35× in California — a 65% spread that explains almost all state-to-state variation, because the material package is priced nationally and barely moves.
In the published 50-state dataset the multiplier is applied to the full project subtotal and the result is rounded down to the nearest $50. That is why Mississippi lands at $5,600 and California at $9,200 for identical work.
Adjustments the calculator layers on top
- Crawl space height: under 2 ft adds 30% to labor; 3+ ft reduces it 5%.
- Condition: damp adds 15% to labor, standing water or mold adds 40%.
- Vapor barrier grade: 20-mil costs more per square foot than 12-mil.
- Add-ons: dehumidifier $1,800, sump pump $1,225, mold remediation $20/sq ft, wall and floor insulation priced per square foot.
- Contingency: the high end of every range is the adjusted total plus 10%.
What these figures are not
These are modeled estimates, not a survey of contractor invoices. They are designed to land within 10–15% of a real quote for a standard job, and to give you a defensible number to negotiate against. They are not a bid. Always get at least three quotes from licensed contractors.

Update cadence
The state multipliers and baseline rates are reviewed twice a year, in January and July, and any time BLS publishes a revision large enough to move a state's figure by more than $100. Every page carries a visible "Last updated" line, and the machine-readable dateModified in each page's structured data matches it.
Corrections and reuse
